Australia’s Fukt Housing Gets Some International Notice

Yeah so there was a Bloomberg (gay) video posted a day ago that Matt Barrie over on Twitter talking about Australian housing and rents. We all know shit is fucked here but maybe it has become fucked enough that analysts (that aren’t Harry S Dent or Mike Martins) who live in other countries have started to notice as well. I watched the whole video and it’s not very interesting and ofc it doesn’t mention immigration, but it does implicitly insinuate its role when it talks about unprecedented demand for properties and rentals, and where else is that ‘demand’ mostly coming from.

The question before us is there any way out of this? Barrie replied to me on Twitter suggesting that the only answer is the banks going insolvent and I doubt that is ever going to happen. EZFKA is like the Hotel California in that you can never leave.

There are multiple ways out of this but all policy changes create winners and losers.
If by a way out of this you mean a massive reduction in housing costs then a bank collapse is an almost inevitable consequence along with bankrupting a huge percentage of the population or trapping them forever unable to afford to move depending on how you force the price reduction.
The least painful way to achieve it seems to be to inflate the debt away by running significant wage inflation at low interest rates while somehow containing house prices, the losers being current house owners, people holding cash and the lenders, while the winners are those with no housing assets

If it was a Freddy dictatorship:
1) Scrap superannuation.
2) The 11% employer contribution becomes taxes
3) Use some of those funds to restructure (partial debt forgiveness) of any mortgages taken out at lower rates.
4) Use the rest of the funds to increase the pension. Make the pension pro-rata based on the number working years as an Australian citizen.
5) Bring back the death penalty. First up is Wayne Byers.

Keep land use designation, but remove power to change land use type from local governments, and concentrate this power on a state or territory level Planning Commission. Introduce a mandatory public consultation requirement for any change in land use designation or for any sale of government owned land to private interest. Introduce claw-back system from private interests benefitting in increased land valuations as a result of land use designation. Introduce a development window for any land with a changed type of land use, with a mandatory forced sale to the state if window is missed.

The video in the post demonstrates clearly that the ;and is wat is increasing in value. and basic supply and demand is what is driving that cost. The only way to fix that is reduce demand or increase supply.
Making it harder to change the land use type is not going to increase supply. All the changes you want just happen if land use restrictions go away. No more increased value from land use change and development windows are irrelevant.
The problems all stem from the rationing of developable land.

How about any land can be used for residential, beyond that zoning is required, then?
That solves most of the rationing problem and limits any potential harms.
How does it make any sense that the land on one farm is acceptable for houses yet the farm down the road isn’t.

If all land can be used for residential, then commercial, light/heavy industrial use will be pushed out to the fringe, whereby it increases load on roadways.

I’ve been playing in state-wide planning for a while, and I agree with your premise of removal of curbs/conditions for the most part, but a 30,000 ft view still has its place, just not beholden to the localised interest.

As I said, there are no easy first world solutions.

Cities tend to grow in circles, unless there is a natural border (rivers, oceans, mountains, cavernous chasm of hell).

As cities grow, cultural centre tends to be valued more vs. outer layers, unless of course, Paramatta or Geelong in newspapers.

If one was to recognise this historical fact over the desire of all inhabitants to receive equal goods and services, equal cultural and socioeconomic benefits, then we as a society could arguably be better adjusted to the future.

But when an uphill battle of access to the “desirable” communities is met with the notion of entitlement to such access, regardless of decades of human history, is where we are faced with a dilemma of want vs. reality.

Face it, inner city Sydney is not the same as Bondi. Quirks are good, they create character.

Virtually all the industrial has already been pushed out of the cities to the fringes and replaced with residential even with the current top down view.

Any central authority will always end up beholden to interests. That is the foundation of EZFKA.

Going forward, though, if central planning is abandoned (and I’m no communist), there is a risk of local authority to maximise its returns at the expense of an individual.

Hence my proposal to remove control from local governments to arrive at a better outcome for an individual that is not governed by immediate local interest.

The NSW state gov has overidden local planning laws in many ways already to benefit big developers.

Good stab at the problem/solution but I suspect the idea that those in power will willing give up power is a little naive. Deep down we all know that Developers and land bankers are running the show, it deosn’t matter if you look at local, state or federal governments they’re all answering to (and more importantly answerable to) RE developers.
This is just the way it is in Australia.
So how do you change the status-quo? Mostly it has to collapse from its own incompetence.
I mentioned the 1848 riots and wrt these riots, indirectly they did lead to the eventual WW1 collapse of both the Ottoman and Austrian Empires.
In the case of the Austrians the debts they incurred basically bankrupted the Habsburgs and led directly to Russian unrest on their Eastern border.

In my opinion it’ll take just as long to unwind this all Aussie RE clusterf, average people need to lose money on RE, year-in year-out losses with no end in sight. Hopelessness and homelessness prevailing, it’s not a pretty picture.

Collapse into its own incompetence is the eventual outcome of any structured society. I appreciate the historical parallels with Europe, and the string of uprisings in mid-19th century is a good one.

However, this brings up another question in my mind, and I would like to get your opinion on this.

If we broadly reflect on various models of societal economic constructs over the course of known human history, which one fares better in the long run? I distinguish commune (hunters-gatherers, hippies), theocracy, monarchy, democracy, capitalism, dictatorship, socialism. Each one has its own shades of course.

I would argue that monarchy in the long run produces better outcomes for its subjects than any other model. One would have to distinguish between benefits of an economic construct vs. technological advances. Think about it this way. If you wake up tomorrow and find out that here in EZFKA we now have King Twiggy and Queen Gina, for example, would the populace be better or worse of?

Yes, long bow, I know. But the collapse of Europe in mid-19th century can be directly traced to a change in economic construct from monarchy to other forms of government.

Which political/economic/social model works best in the long run?

The best performance always seems to come from the Benevolent Dictator model (Lee Kwan Yew, for example) but lets be honest LKY was no saint, nor could you ever have a saintly person occupying a position with such overarching power, it’s simply impossible.

In my opinion, Change is the best model simply because all static systems get corrupted. But “change” is also the most difficult model because most humans hate change. So politically and socially we need to create a system that force feeds us something that most of us hate. Democracy can’t do this for the simple reason that 80% of the population will vote against change even when that very same 80% agrees there’s an absolute need for change.

Aussie RE is a case in point, there’s no stronger believer in the correctness (indeed holiness) of the RE ladder than a young worker who takes the first step, climbs onto the bottom rung and enjoys the raising tide effect….they’re suddenly $100K richer in a single year…10 years worth of hard won savings delivered in one year for zero additional effort, what’s not to love about this Aussie magic.
Asking average Joe’s to vote against this is, well just never going to happen.

Whilst we are talking land tax and stamp duty. If we want stable property prices, we need to break the govt incentive to increase revenue via increased land values. I hope this formula makes sense. The idea is taxes rise in line with incomes rather than land values:

4) between PR and Citizenship, the difference is that PR is not forced to vote (a God’s given right of every human) and no passport. You may find that majority of people who convert PR to Citz is for the sake of less restricted travel. Their children are automatically a new class of ezfka units. 8) They can land bank anyway. I recall a land-banking developer winning a court case where they successfully argued that a few (one?) cows on their block of land implies they are operating as a farm. The rules would need to be tweaked to avoid this. Something like everyone cops the land tax by default and then we move to exemptions for PPOR, and farmers have the land tax as a tax deduction. Some discretion so that farmers don’t end up paying more in years they don’t generate adequate income. eg. drought

9) Need to stop the foreign investment in housing. Also stop borrowing money offshore. Pre-covid 50% of all new lending was sourced offshore. That is on top of the foreign investment. That should be a signal that the value of property has risen well above the general level of savings. Also, the type of properties being built are driven by investment. Tiny shoebox apartments rather than something with a decent-sized living area.

13) Don’t make the same mistake as MB, DFA, etc, in focusing on debt-to-income ratio instead of interest rates and debt serviceability. Set a minimum lending rate (APRA with a gun to their head), minimum debt service ratio, and it will take care of itself.

Can anyone answer this question? With highrise apartments going up in many suburbs why are council rates rising instead of falling? e.g. Burwood ~$400pq council rates for a small apartment vs half that amount in cheaper suburbs. If it was a broad-based land tax I would get it that the rates are based on land value and then redistributed, but it doesn’t make sense for local council rates.

But fundamental changes in societies have always occurred through political reform plus massive bloodshed. And bloodshed was always rooted in wider education of masses, intellectual for upper and middle classes, propaganda and promises of treasure for the great unwashed.

It has always been war, whether civil or external, sold as patriotism or struggle, that upended societies.

A bit of a word salad for a quote but I generally agree.

Literacy in the West basically involves teaching people what to think rather than how to think.

I think the point being made in the quote is that for most people, once they know “what” to think, they’re then of the opinion that their civic duty to be informed has been fulfilled.

Not sure if an article is necessary. A tax, unless it’s a one-off tax (stamp duty), is by its nature perpetual. If one grants a government an ability to tax its land, this tax, given history, is not going away ever, making the government an owner of this land by giving it ability to seize land and sell it off to recoup unpaid tax.

Another aspect is government’s ability to raise tax percentage to fund whatever other budget shortfall comes up. This may be done wholesale, or retail (investment properties only), but again, given history, it is very likely to happen, once the opportunity is there.

Remember the tax on all imported vehicles to protect automotive industry in Australia? Guess what, the tax is still there, while the industry has been killed 10 years ago.

Where low IQ people do tend to figure more highly in crime, is in regards to violent crime. IQ is an ability to solve problems, and the fact is lower IQ people have fewer solutions available to them. However one solution violence is always available, and as a consequence it (along with lower impulse control) it is turned to and relied upon more often. Smarter people generally have a bigger suite of possible solutions to chose from.

You look at the data as if data has no other meaning than just the numbers which to you appear to suit your fairytale. For one, Sweden has generally higher mortality rate than Aus. This relatively exaggerates Aus numbers. Also, Aus overtakes Sweden well after the age of covidiocy so you can’t say that cumul. excess deaths we are experiencing now are exclusively the product of age of covid. Youre clutchin to 6m of data which may move in any direction.
From your graph we can see that deaths are clearly ramping up after 95+% of local jabbadabba enforcement. How do you explain that? I can go on and on, alas, you had your breakfast, how’d you know how it could’ve felt if you hadn’t. (to use stagmals analogy)
