I don’t think prices will drop substantially until there’s a cascade of forced sales whether from unaffordable new repayments, rapid increase in the cost of living, etc. At the moment the small drop in prices is due to people having less borrowing capacity because most of them go out and borrow the absolute maximum they can on the assumption prices always rise so the more you borrow the more you profit on asset inflation.

The only way house prices are going to crash due to financial influences is after massive pain has been inflicted. APRA buffer is currently 3%, the variable rate would need to be around 6%, which implies cash rate above 4% for an extended period.
However, I fully expect intervention to ensure this scenario doesn’t happen. APRA could cut their buffers, RBA could extend TFF, govt with their harebrained shared-equity scheme could extend it to stressed mortgage holders.
